Does anyone know if it's a real book? And if not, is there any adaptation of it based on ghosts in the movie for sale?

Yes it's a real book, but was made for the Ghostbusters Role playing game done by west end. I have a copy, there e-z to come by. So there ya go, there really is a Tobin's Spirit Guide, but the ghosts in it are not real.
